Roof Ventilation and Attic Heat in Houston
Why a poorly ventilated attic shortens your roof's life, raises your power bill, and how intake and exhaust vents should work together.
Read MoreA water stain on the ceiling is never a welcome sight. The good news is that most roof leaks start in a handful of predictable places. Knowing where to look helps you describe the problem to a roofer and get it fixed faster. Keep in mind that water often travels along rafters and decking before it drips, so the stain on your ceiling may not be directly below the leak.
The rubber collars around plumbing vent pipes are one of the most common leak sources in Houston. Texas sun dries out and cracks the rubber, often years before the shingles wear out. A cracked boot lets water run straight down the pipe into your attic.
Wind, hail, and age can leave gaps in your roof's surface. Even one missing shingle exposes the underlayment, which is not meant to be the main barrier against water.
Flashing seals the joints where the roof meets walls, chimneys, skylights, and dormers. If it is bent, rusted, loose, or was never installed correctly, water gets behind it. Leaks near walls or chimneys usually point to flashing.
Valleys are where two roof slopes meet and channel large amounts of water. Poor installation, debris buildup, or worn shingles in a valley can lead to leaks during heavy rain.
When gutters overflow, water can back up under the roof edge and soak the fascia and decking. See gutters and roof drainage.
Skylight leaks are usually caused by flashing or seal failure, not the glass itself. See why skylights leak.
Box vents, turbines, and exhaust caps can crack, rust, or lose their seal. Missing or loose nails around them are also common.
Nails that are not covered by the shingle above, or that have backed out over time, can rust and let water in around the nail hole.
Sometimes the "leak" is not the roof. Poor attic ventilation, an AC condensate line, or a disconnected bathroom fan duct can drip water onto your ceiling. A good inspection checks these too.
Do not wait for the next storm. In Houston's humidity, mold can start growing on wet materials within a day or two.
