TPO vs Modified Bitumen vs Roof Coatings for Commercial Buildings

When a commercial building needs a new roof, or a better one, the choice usually comes down to a few common low-slope systems. Each has strengths and trade-offs in the Texas climate. Here is how they compare.

TPO (Thermoplastic Polyolefin)

TPO is a single-ply membrane, usually white, that has become one of the most widely used commercial roofing systems.

PVC

PVC is another single-ply, heat-welded membrane, similar to TPO in appearance.

Modified Bitumen

Modified bitumen is an asphalt-based system installed in rolls, often in multiple layers. It may be torch-applied, cold-applied with adhesive, or self-adhered.

Roof Coatings (Silicone, Acrylic)

Coatings are liquid-applied over an existing roof to restore and protect it. Silicone and acrylic are common choices.
