ACV vs RCV Roof Coverage: What Your Policy Really Pays

Two homeowners on the same street can have the same hail damage and receive very different insurance payments. The difference usually comes down to one line in their policy: whether the roof is covered at replacement cost value (RCV) or actual cash value (ACV). Knowing which one you have, before a storm, helps you plan.

Replacement Cost Value (RCV)

An RCV policy pays what it costs to replace your damaged roof with new materials of similar kind and quality, minus your deductible. Payment usually comes in two parts:

  1. First check: the actual cash value of the damage, minus your deductible.
  2. Second check: the withheld depreciation, called recoverable depreciation, paid after the work is done and you submit proof such as a final invoice.

With RCV, your out-of-pocket cost for covered damage is usually close to your deductible.

Actual Cash Value (ACV)

An ACV policy pays the replacement cost minus depreciation, minus your deductible, and that is it. Depreciation is not paid back. Because roofs depreciate with age, an older roof on an ACV policy may receive a fraction of what replacement actually costs.

How Depreciation Is Calculated

Insurers estimate depreciation based on the roof's age, condition, and expected lifespan. A 15-year-old roof on shingles expected to last 25 years will be depreciated more than a 4-year-old roof. That is why keeping records of when your roof was installed matters. If the insurer's estimate of your roof's age is wrong, provide your installation invoice or permit records.

Roof Schedules and Policy Changes in Texas

Some Texas policies now cover roofs at ACV once they reach a certain age, or use a "roof payment schedule" that reduces payment based on age. These terms are easy to miss at renewal. Read your declarations page and endorsements, or ask your agent directly: "If my roof is damaged by hail next month, would it be paid at replacement cost or actual cash value?"
