A roof does not need much attention, but it does need some. A few simple checks each season can catch small problems early and add years to its life. Here is a maintenance checklist built around Houston's weather.
Stay off the roof. Almost everything below can be done from the ground, a window, or the attic. Leave anything that requires walking on the roof to a professional.
Spring (March to May)
Spring brings severe thunderstorms and hail to the Houston area.
- Check for winter damage: loose shingles, sagging gutters, or new ceiling stains.
- Clean gutters of leaves and oak pollen tassels.
- After any hailstorm, look for dents in gutters and vents. See how to spot hail damage.
- Trim branches before storm season.
Early Summer (June)
Hurricane season starts June 1.
- Schedule a professional inspection if you have not had one in the last year.
- Review your insurance policy and deductible.
- Take "before" photos of your roof.
- Use our hurricane season roof checklist.
Summer (July to August)
Peak heat is hard on shingles and attics.
- Check the attic on a hot afternoon. Extreme heat or a musty smell can point to ventilation issues. See roof ventilation.
- Make sure soffit vents are not blocked.
- Look for curling or blistering shingles.
Fall (September to November)
- Clean gutters again as leaves and pine needles fall.
- Check for any storm damage from late hurricane season.
- Look at caulking and sealant around vents and flashing for cracks.
Winter (December to February)
- Before a freeze, insulate attic plumbing lines.
- After a freeze, check for gutter damage and attic condensation. See can a freeze damage your roof?
- This is a good time to schedule repairs, as roofers are often less busy.
Anytime After a Major Storm
- Walk around the house and look for missing shingles or debris.
- Check ceilings and the attic for new water stains.
- Photograph any damage.
- Call for an inspection if anything looks off.
Things to Watch Year-Round
- Granules collecting in gutters or at downspouts
- Cracked pipe boots around plumbing vents
- Black streaks or moss
- Any change in how the roof looks from the street
