10 Signs You Need a New Roof

No roof lasts forever, especially under Texas sun, humidity, and storms. The trick is knowing when repairs are no longer enough. Here are ten signs that it is time to start planning a replacement.

1. Your Roof Is Near the End of Its Expected Life

Asphalt shingle roofs in the Houston area often last somewhere around 15 to 25 years, depending on the shingle quality, ventilation, and storm history. If yours is in that range, an inspection makes sense even without obvious problems. See how long a roof lasts in Texas.

2. Curling or Cupping Shingles

Shingle edges that turn up (cupping) or tabs that curl down are signs of heat damage and age. Curled shingles are easily lifted by wind.

3. Lots of Granules in the Gutters

Granules protect shingles from UV damage. Some loss is normal on a new roof, but heavy buildup in gutters on an older roof means the shingles are breaking down.

4. Bald Spots or Dark Patches

Areas where granules are gone show exposed asphalt, which deteriorates quickly in the sun.

5. Cracked or Missing Shingles in Several Areas

One or two damaged shingles can be repaired. Widespread damage across multiple slopes usually means replacement is more cost-effective.

6. Sagging Roof Lines

A roof that dips or sags may have rotted decking or structural damage. This needs attention right away.

7. Daylight in the Attic

If you can see light through the roof boards, water can get in too.

8. Repeated Leaks

If you are calling a roofer every few months for new leaks, the roof as a whole is failing. Repeated repairs add up fast.

9. Moss, Algae, or Rot

10. Storm Damage
